Reading housing trends without the hype
A short, honest guide to interpreting price, inventory, and affordability signals — and ignoring the ones that exist to make you anxious.
Direction beats precision
No public dataset tells you what a specific house will be worth in five years. What public data does well is direction: is this area getting more or less affordable relative to its peers? Is inventory loosening or tightening? Those are the questions worth asking.
Forecasts are confidence-banded, not crystal-balled
Our forecasts ship with a confidence indicator and a directional range. Treat them as a calmer second opinion, not a prediction. If a forecast says 'moderate confidence, slight upward pressure on rents,' that's exactly what it means.
